Walsall sits at the northern edge of the Black Country between Wolverhampton and Birmingham, and the numbers are the main reason buyers keep looking here. According to the ONS UK House Price Index, the average Walsall house price was around 210,000 pounds in November 2025, against a West Midlands average of 249,000 pounds and a UK average of 271,000 pounds.

Annual growth over that period ran at 2.4 percent, with semi detached homes, which make up much of the local stock, up 3.5 percent. First time buyers paid around 193,000 pounds on average and home movers around 238,000 pounds. ONS figures for December 2025 put average private rents at 890 pounds a month, up 6.6 percent on the year, which is what keeps landlord interest in WS1 to WS4 steady.
